c. <br />d. <br />The property will be served with sewer. <br />The proposed second residential unit w'ill meet all required setbacks and <br />will be located at a minimum of 60* from the principal structure on the <br />property. <br />A sulxlivision of this property can be realized with each lot meeting all <br />required lot standards of the RR-IB zoning district. <br />5. The City Council finds that granting a conditional use permit to allow a guest <br />house u.se of the property will not be detrimental to the health, safety or general <br />welfare of the public, would not adversely affect light, air nor pose a tire hazard <br />or other danger to neighboring properties, nor will it depreciate surrounding <br />property values and that the proposed level of use of the property' will be in <br />keeping with the intent and objectives of the Zoning Cede and Comprehensive <br />Plan of the City. <br />CONOXSIONS, ORDER AND CONDITIONS <br />Based upon one or more of the above findings, the Orono City Council hereby <br />grants a conditional use pennit per Municipal Zoning Code Section 10.28, Subdivision 3 (A) to <br />permit a euest house on the property located at 1000 Old Crystal Bay road, subject to the <br />following cotKiilions: <br />1 During the period that structure remains as guest house, the rcsidciKc must never <br />be used for rental purposes but must remain for the c.tclusivc use of applicant, <br />family members, guests or hired help. <br />Auihoiities granted by this resolution run with the property not with the owner, <br />but arc permissive only and must be exercised by application for a building <br />permit within oik year of the date of Council approval, or the special conditions <br />of this resolution will expire on that dale (November 22. 1994). <br />Page 2 of 4
