f <br />3. <br />Applicants shall limit hardcover in the 75-250 foot zone to 25%. All existing and <br />proposed hardcover approved with this variance application is recorded on the <br />survey and hardcover calculation attached to this resolution as E.xhibit A. The <br />current owner and all future owners of this property are placed on notice that <br />hardcover shall be maintained at the current levels, and any proposed <br />improvements to this property that will result in additional hardcover must be <br />approved by the City and such approval may result in a requirement for <br />concurrent equivalent or greater removals of e.xisting hardcover. All existing <br />hardcover scheduled for removal, as shown in Exhibit A must be removed prior <br />to tile footing inspection for the new construction. <br />As pan of the building permit application, applicants shall provide a <br />veuetation/.screening plan for the area nonh of the westerly ad ooon. such plan <br />• ----------------------to provide a sufficient number and size of plantings to yiei !paqueness <br />at full maturity to a height of at least 10 feet. These plantings shall be completed <br />within 90 days of the date of final inspection of the additions, and failure to <br />provide such plantings shall be considered a violation ot the terms and conditions <br />of this resolution. <br />Authorities cranted by this variance ruii with the property not with the applicaiits. <br />but are permissive only and must be exercised by application for a building <br />permit within one year of the date of Council approval, or this variance will <br />expire on that date (November 8, 1994). <br />Violation of or non-compliance with any of the tenns and conditions of this <br />resolution shivil constitute a violation of the zoning code, shall automatically <br />terminate any authority granted herein, and shall be punishable as a misdemeanor. <br />The undersigr-id applicants have read, understood and hereby agree to the terms <br />of this resolution and on behalf of themselves, their heirs, successors and assigns, <br />hereby agree to the recording of this resolution in the chain ot title ot the <br />property <br />Page ? of 5
