4. <br />5. <br />6. <br />D.There is no other reasonable and feasible iocation for the addition meeting <br />the eode requirements, the hardship being the existing house location .mcl <br />the lot width in relation to the required side street and side yard setback. <br />C.With appropriate vegetative screening and removal of an encroaching <br />fence along the nonh side of the garage, the additions will have no <br />detrimental impact on the neighborhood. <br />This application is a renewal of variances previously gnmted via Resolution ^2852 <br />(Application File #1566) on August 13, l^W. <br />The City Council has considered this application including the findings and <br />recommendations of the Planning Commissit)n, reports by City stalf. comments <br />by the applicants and the effect of the proposed variance on the health, safety and <br />welfare of the community. <br />The City Council finds that the conditions existing on this property arc peculiar <br />to it and do not apply generally to other property in this zoning district; that <br />granting the variance w'ould not adversely allcct traffic conditions, light, air nor <br />pose a fire hazard or mher danger to neighboring propeny: would not merely <br />serve as a convenience to the applicants, but is necessary to alleviate a <br />demonstrable hardship or difficulty; is necessary to preserve a substantial property <br />right of the applicants; and would be in keeping with the spirit and intent of the <br />Z»>ning Code and Comprehensive Plan of the City. <br />CONCLl'SIONS, OROKR AND CONDITIONS <br />fiaseil upo.i one or more of the above findings, the Orono City Council hereby <br />grants a \ariance to Municipal Zoning Ctxle Section 10.24.
