If garage was moved further west it would block the major view <br />windows of the rear kitchen and portion of screen porch. The property is not served by a <br />garage. <br />Issues for Consideration <br />1.Is there a visual impact upon neighboring property owner to east with single story <br />garage addition to rear - - is there a need for additional plantings? <br />2. Will there be an impact upon property to the north? <br />3. <br />4. <br />5. <br />Garage addition will be located 5’ off easement (remember City does not have <br />special setbacks for private driveway easements). Should addition be reduced in <br />size to minimize intensity of setback variance to east side? Applicant should be <br />asked as to need for oversized two stali garage (minimum two stall garage 22- <br />24 ’x20 ’). <br />Review Condition 1 of Resolution (Exhibit I), plantings were to be completed by <br />July 15. 19^3. Applicant has not fulfilled condition of first review. <br />Exterior of second story has yet to be installed, should permit for garage be <br />issued until exterior wall is completed? <br />If approved, your recommendation must be conditioned on the installation of a new septic <br />system before garage permit can be issued. If structure is approved at a 16 ’ setback, will you <br />require additional plantings (review Exhibit H)? <br />ch
