Mabusth, Zoning Administrator <br />November 10, 1986 <br />#1074 Grace Baptist Church, 2380 Shadywood Road <br />Variance - Second Review <br />Pertinent Ordinances - <br />Section 10.61 Subdivision 2 A(3) - <br />Allowed = 12 s.f. <br />Proposed = 61.6 s.f. <br />Variance = 49.6 s.f. or 413% <br />Sign Area <br />Section 10.61 Subdivision 2 <br />a) Setback Required <br />Required = 5' <br />Proposed = 10' <br />(C) - Height and Setback <br />b) Allowed Height <br />Allowed =5 8' <br />Proposed = 11’9" <br />Variance = 3'9" or 49% <br />As Planning Commission advised the applicant at your September <br />meeting (review enclosed Planning Commission minutes), Mr. <br />Zitzloff has resubmitted a second plan for the church sign that <br />is considerably lower in height and provides more signage area. <br />The second proposal clearly satisfies the needs of the church by <br />pioviding adequate area for pertinent messages, schedule of <br />services and church name. <br />The second proposal has reduced the height of the sign by 50% but <br />the signage area has been increased from 45 s.f. to 61.6 s.f.. <br />The new configuration will create no safety hazards for the users <br />of the adjacent intersection on County Road 19. <br />Staff Reconmiendation - <br />To approve the requested height and area variances for a new sign <br />proposed by the Grace Baptist Church refered to as the Supra <br />design of the Herald I model. The variances requested are as <br />follows: <br />a) 49.6 s.f. or 413% area variance over allowed 12 s.f. <br />b) 3'9” or 49% height variance over allowed 8 feet
