Review the intent of zoning districts: RR-IA, RR-IB and LR-IA. <br />a) Which of the districts more clearly reflects the current <br />pattern of development? <br />b) Review Exhibit O - the majority of the properties are located <br />within 1,000 feet of the lakeshore. <br />c) Review CMP 3-20 <br />8. PROTECTION OF LAKE RESOURCES WILL ALLOW REASONABLE <br />ACCESS, USE AND ENJOYMENT WHILE PREVENTING OVERCROWDING <br />AND EXCESSIVE ENCROACHMENT. In conformance with Mn. <br />DNR Shoreline Management regulations for recreational <br />development lakes, the City will prohibit overly dense <br />development within 1,000 feet of Lake Minnetonka. Lake <br />use regulations will be promoted to limit excessive <br />boat den<”.ity and overuse of sensitive bays. Land use <br />regulations will be developed to provide reasonable <br />control over building density, land alteration and <br />lakeshore encroachment. <br />Are the current standards of the RR-IA zon.lng district able to <br />uphold this policy? <br />d) Determine if this is spot zoning? <br />e) Is this area suitable for quasi agricultural uses associated <br />with large lot rural areas? <br />f) Review CMP 4-28 "1 dwelling per 5 acres If ^ <br />1. Do you agree the basis for this zoning is historic and <br />not environmental? <br />3. Is the north shore of Stubb's Bay pattern of development <br />similar to the development of properties in the "northwest <br />corner of the City"? Will the rezoning make major changes? <br />Good?
