They note <br />that steep grades uphill and downhill from the house, the <br />location of existing trees, drainage, and well location are <br />factors that present hardships resulting in the location of the <br />proposed addition. <br />The addition is for a new kitchen. Note that applicants <br />l^®^^ll©d a new septic system in 1981 which is working well. <br />The impact of the variance on the only property affected, <br />immediately west of the house, appears to be very minimal. The <br />neighboring lot is vacant, and based on the topography the likely <br />placo for a house on it would be centrally located, hence no <br />sigrxficant encroachment on sunlight or air is apparent. Nor <br />would the addition have any effect on the development on the vacant lot. <br />This house was constructed many years prior to the olat of <br />"Riedel's Stubbs Bay Addition- in 1975; which created a <br />conforming setback but did not anticipate future additions. <br />V L.!kr.
