One of the purposes of <br />this study was to develop standards for commercial uses for the vast <br />stretv'-hes of Highway 12 that will remain residential and not served by <br />sewer or water. <br />The proposed use is already deemed compatible with current <br />residential zones and based on preliminary review of septic testing <br />and applicant's plan to sprinkle the nursery school structure, there <br />appears no need for municipal services now or in the future. The site <br />well exceeds the required 2 acres in dry buildable area. <br />As staff noted in the review of last month, the main concern in <br />the development of this site is the issue of safe access. <br />4
