To:Mayor Butler
Mark E. Bernhardson, City Adpiinistrator
Orono Council Members
Orono Planning Commission Members
Froai:Michael P. Gaffron^
Assistant Planning & Zoning Administrator
Date September 9, 1986
Subject: #1073 James Deanovic# 2050 Shoreline Drive
Conditional Use Permit/Variance - Public Hearing
Zoning District - LR-3.A
Application - Conditional use permit for grading and filling in
excess of 100 cubic yards; portions of grading may infringe
on 75* lakeshore setback.
Lot Area - 1.65 Acres (Note; subdivision approved October 1975
with variance under current code)
List of Exhibits
Exhibit A
Exhibit B
Exhibit C
Exhibit D
Exhibit E
Exhibit F
Exhibit G
- Application
- Plat Map
- Property Owners List
- Original Plat of Hartwood
- Existing Grades, Septic Locations
- Proposed Grading, Site Plan
- Septic Site, Probable Septic Design, Location of
Old Roadway
Exhibit H - Average Setback Review
Pertinent Facts:
Amount of fill to be placed (rough estimate by staff)
5,000-10,000 yards.
Nearest anticipated point to lakeshore of proposed grading
60*
Discussion:
This is the last buildable lot of the Hartwood Subdivision
(Pink Palace property). The main driveway originally cut through
this lot but was moved last year to create a safer access, and
which was required in order to make this a usable building site.
The applicant is requesting a conditional use permit for
major grade changes to the lot to create a suitable flat yard
area and space for the proposed house and pool. The grading as
proposed will not create additional run-off from the property,
but will modify the drainage pattern within the property.
