Gaffron,
Assistant Planning & Zoning Administrator
June 12, 1986
Subject: #1038 Gordon Nelson, 1310 Elmwood Lane -
Variance - Public Hearing
Zoning District ~ LR-lB
Application - Hardcover variance to construct a detached garage.
List of Exhibits
Exhibit A -
Exhibit B -
Exhibit C -
Exhibit D -
Exhibit E -
Pertinent Facts:
Application
Plat Map
Property Owners List
Survey With Proposal
Hardcover Review
Hardcover -
0-75* Existing « 5.8%; no change proposed
75-250* Existing * 32.9%
To Be Removed *= 1,161 s.f. = 12.8%
To Be Added = 1,421 s.f. =15.7%
Net Increase = 2.9%; Final = 35.8%
NOTE that platted street "Oak Place" has been vacated - the area
within the vacated street is not accounted for in the numerator or
den, ominator of the hardcover calculations, since no change in
hardcover is anticipated there.
Grading Work Required - the hill between the street and house
will be removed as part of this project. The portion of hill to be
removed, which would not necessarily have to be removed as a result of
the garage, is about 90 cubic yards. The intent is to create a
tapered slope down to a flat lawn area between house and garage. Some
trees will be removed.
Discussion:
Applicant does not have an existing garage. In order to locate a
garage on the property requires some cutting into an existing low
hill, and as proposed will result in a 2.8% increase in 75-250*
hardco 'er. Removal of the 3rd shed would reduce this to a 1.6%
increase, but applicant would like to retain that shed. It appears
that all other feasibly removable hardcover is intended to be removed.
