This area is currently <br />• wel1-vegetated. <br />- Relatively flat area, slope of 0-3%, is about 2500 s.f. <br />(not including hardcover) in 0-75* zone. This area <br />currently provides relatively good run-off absorption. <br />- Flat area (5% slope or less) in 0-75* would be reduced to <br />no more than about 1250 s.f. under the proposal, an <br />approximately 50% reduction in effective run-off absorption <br />area. <br />- Regrading would destroy most of the vegetation currently <br />helping to support the lakeshore bank. <br />- Neighboring properties on both sides have a uniformly flat <br />lawn and a steep bank leading to the lake. Regrading to <br />create a walkout would not be consistent with the immediate <br />neighborhood. <br />- As with most other steep lakeshore banks in the City, the <br />bank is not readily mowable.
