In fact,
after the surveyor located the southern lot line of Lot 1, access
via a southern corridor proved completely unacceptable. Staff
has reviewed the need to acquire additional access for future
development to the north and east. Review Exhibit A, the
majority of the land to the east and north of the subject
property is undeveloped. Given the limited density of this
subdivision application, it is difficult to determine the best
location of future access corridors to the immediate east. As
for the north. Cook suggested that City designate a 25 foot
outlot along the northern boundary line for a possible link to a
future extension of Woodhaven Drive. If the northern parcel is
developed without a southern access road, the 25 foot outlot may
still be used as part of an eastern corridor road.
The preliminary survey confirms that all structures meet the
required setbacks from newly created lot lines - animal barn is
150'+ from east lot line.
