Zoning File #1026 <br />May 15, 1986 <br />Page 2 of 2 <br />Staff Rec • )ilh lation <br />To approve the 3-lot Class III subdivision application of John <br />Vogt and Mike Hilbelink finding all pertinent standards of the RR-IB <br />Zoning District and septic code have been satisfied and granting <br />variances to the following code sections: <br />a)Section 10.03, Subdivision 15 (F) - side setback variance for <br />accessory structure based on the following findings: <br />1.subject structure is a small shed and can be relocated <br />2.the location of existing structures on property limit <br />the ability to find another access corridor <br />3.the City has asked chat the access corridor be relocated <br />because of safety concerns creating the need for the <br />variance. <br />b)Section 10.02 - Definitions 39, 67 and 77 Lot 2 has only 50 <br />feet adjacent to public road, approval based on following <br />findings: <br />1.consistent policy of City to approve such variances <br />where configuration of property does not permit <br />2.location of access is safe and meets all safety <br />standards. <br />Approval of subdivision is based on the following conditions: <br />1.Preliminary plat plans must be submitted to the City 2 weeks <br />before the Council meeting for review, such plans must reflect <br />the relocated access corridor - setbacks of all structures - <br />building envelopes. <br />2.Access to Lot 3 must be located either at the extreme east or <br />west of property adjacent to Watertown Road. <br />3.Payment of $200.00 park fee - $100.00 each for Lots 2 and 3.
