Mabusth, Building & Zoning Administrator <br />DATE:September 10, 1993 <br />SUBJECT: #1858 John and Marla Merideth, 5685 Watertown Road - Variances <br />Public Hearing <br />The applicant proposes the installation of a 4,800 s.f. indoor ridtng arena requir.ng <br />variances to the allowed size for an oversized accessory structure on a property that exceeds 9 <br />acres in area. The addition of4,800 s.f. of accessory structure would also exceed the allowance <br />for the total area of accessory structures on the residential property. A major concern with this <br />review is that an on-site septic system has never been located on the property. Based on the <br />location of the tanks the drainfield is located somewhere to the south. Staff is concerned that <br />the proposed location for the oversized accessory may be located within existing drainfield. The <br />following ordinances are pertinent to this review: <br />Section 12.30, Subdivision 6 - Systems operation, use and maintenance <br />Ownen* responsibility. As already noted above, the on-site septic system has never been <br />located on this proprtty. With tte installation of a 4,800 s.f. facility within the rear <br />yard, it is necessary to locate the septic system before any other improvements are <br />allowed within the rear yard. The rode clearly sutes that it is the ownen* responsibility <br />to provide that information.
