Zoning File #1844 <br />August 10, 1993 <br />Face 2 <br />Review Exhibits E and F, Parcel A at 800.4 s.f. of dry buildable area shall be taken from <br />Ixit 1 and combined with Outlet A. Parcel B at 1,115.5 s.f. with 800.4 s.f. of dry buildable <br />area will be taken from Outlet A and combined with Lot 2. Lot 2 will stiil maintain 2 acres of <br />dry contiguous buildable area as originally called for in the 1991 rural subdivision. Although <br />properties wer>; approved for sewer and water service at the time of the subdivision, the <br />pn)perties were developed based I'n the RR-IB Rural Residential standards. <br />rhe City Engineer has reviewed the proposed subdivision, Exliibit I, and recommends <br />the following conditions if the subdivision is approved: <br />1.The west or north side of the berm must be graded to 3:1 slopes which can be <br />accomplished by narrowing top of the berm after the placement of trees or other <br />types of plantings. <br />2.The existing location of the driveway and toe of slope should be maintained <br />during the grading. The slopes should be covered with top soil seeded with <br />mixture of 500 seed and covered with mulch material prior to September 20th. <br />3.If for some reason slopes exceed 3:1, Gustafson recommends a wood fiber <br />blanket be installed over the seeding to prevent erosion until adequate vegetation <br />is established. <br />4 The driveway should be constructed with a 3 ^ cross slope toward the berm from <br />west to east and along the side ot the berm a 4" shoe formed integral bituminous <br />curb should be constructed to control the drainage. <br />5. A silt fence should be installed at the low area to the east for erosion control <br />durinc the final grading stages. <br />It is also recommended that the City Engineer inspect the final grading ot the berm <br />before any seeding takes place to confirm degree of slope and if wood fiber blanket is to be <br />required. <br />Staff Rccomiiu iulalioii <br />To approve the subdivision of a lot line rearrangement involving Outlot A and Lot 2 of <br />I-airwav Hills Addition subject to conditions set fonh in the Engineer ’s report dated August 6. <br />1993 aiul further to require the legal combination of Parcel A w ith Outlot A and Parcel B with <br />Lot 2. BliKk 1, Fairway Hills Addition. <br />Applicant’s surveyor shall provide a fiiui survey providing signature lines for the .Mavxir <br />and Clerk, a date line ft>r the approval date at the Council meeting and lines for all persons with <br />an interest in both pi iperties.
