CITY of ORONO <br />RESOLUTIOIV OF THE CITY COUNCIL <br />NO. 3245______ <br />5. <br />6. <br />Lot 1 has been found to satisfy all rural standards of the RR-IB Zoning District. <br />Outlot A has been created for the sole purpose of access and is designated as a <br />private road. The access road shall to serve the Prudden, McNellis and Lot 1, <br />Block 1 Woodhill Ridge Second Addition. Applicant shall develop covenants <br />with the other benefitting property owners not included within plat for the <br />maintenance and upkeep of the road and drainage improvements within the <br />roadway. <br />Outlots B and C have been created to define remaining portions of property for <br />future use. Applicant shall be responsible for the maintenance of these areas and <br />any future use of these outlots will require City review and approval. <br />NOW, THEREFORE, BE IT RESOLVED, that based upon one or more of the <br />findings noted above, the City Council of the City of Orono hereby approves the preliminary <br />plat of Woodhill Ridge Second Addition per the survey dated Febniary 12, 1990 revised January <br />20, 1993 by Thomas S. Bergquist of Sathre-Bergquist, Inc., subject to the following conditions: <br />1. Applicant shall install a private road within Outlot A. The City Engineer shall <br />work with applicant to determine the best design standard for specific areas of <br />existing roadbed. Applicant's engineer shall provide engineering plans for road <br />improvement, such plans to be approved by the City Engineer before construction <br />can begin. Applicant shall provide a developer ’s agreement and letter of credit <br />to be written in an amount based on 150% of the valuation of the road <br />improvements/constructioo. If road is not completed prior to final plat approval, <br />the current driveway can serve as access during period of new construction on <br />Lot 1, Block 1, Woodhill Ridge. A building permit for new construction cannot <br />be issued by City uittil the plat has received fmal approval of the City. <br />2. No grade cuts 50' downhill from septic sites on Lot 1 shall be permitted; no <br />grade cuts 20’ laterally at a level equal to septic site locations tfiall be permitted; <br />no structures or driveways shall be located within the defmed setback areas. <br />Prior to construction septic sites shall be staked off and protected. <br />3. Applicant to grant road and utility easements over private road Outlot A . <br />Page 2 of 5
