CITY of ORONO <br />RESOLUTION OF THE CITY COUNCIL <br />ivn- 324 5 <br />A RESOLUTION GRANTING PRELIMINARY <br />.APPROVAL OF THE PLAT OF <br />WOODHILL RIDGE SECOND ADDITION <br />- FILE NO. 1803 <br />WHEREAS, Woodhill Country Club, a non-profit corporation, (hereinafter the <br />"applicant") on January 22, 1993, filed a formal subdivision application with the City for <br />approval of a residential subdivision creating one residential lot. The property is legally <br />described in Exhibit A, attached (hereinafter the "property"); and <br />WHEREAS, after due published and mailed notice in accordance with Mirmesota <br />Sututes 462.358 et. seq. and the City of Orono’s Zoning and Platting Codes, the Orono <br />Planning Commission held a public hearing on Febniary 16, 1993, at which time all persons <br />desiring to be heard concerning this application were given the opportunity to speak thereon; and <br />WHEREAS, at their regular meeting held on March 8, 1993, the Orono City <br />Council considered the subdivision application of the applicant, noting the following findings of <br />fact: <br />1 <br />2. <br />The property is located within the RR-IB Single Family Rural Residential Zoning <br />District requiring a minimum of two acres of contiguous dry buildable land within <br />each newly created lot. <br />The property contains a total of approximately 17.34 acres. The proposed <br />residential lot meets the required dry contiguous land area of 2 acres. Outlet A <br />equals 1.49 acres and will now serve as a private road outlot. Outlet B equals <br />6.57 acres and has been set aside for either future residential development or use <br />by the Woodhill Country Club. Outlot C at 6.83 acres contains approximately <br />3 acre wetland and is not proposed for residential use. Outlot D at 1.45 acres is <br />unbuildable and can be sold to an adjacent property owner for legal combination. <br />In a memo dated March 13,1990 by Michael P. Gaffron, Gaffron confums septic <br />testmg provided by S & T Testing confums that there is suitable area for both the <br />principal and alternate on-site septic systems on the property. <br />Page 1 of 5
