Mabusth, Building & Zoning Administrator <br />July 13. 1993 <br />SUBJECT: /('1840 Jim Taylor, 1342 Rest Point Circle - Variances - Public Hearing <br />The applicant proposes the construction of a 22 ’7"x3 ’4" deck/walkway connecting upper <br />level parking area to side deck structure. The structure will be located approximately T from <br />the side lot line and 35 + ’ from the street lot line. As walkway/deck strucnire will be attached <br />to the principal struauie, it must assume principal structure setback. A side setback variance <br />of 3’ will be required. Structure will be located over a non-hardcover surface and will require <br />hardcover variance as excesses exist within the 75-250 ’ setback area. The following ordinances <br />are pertinent for this review: <br />1.A. Section 10.03, Subd. 14 (C) - Lot coverage <br />Total lot area is 15,140 s.f. <br />Allowed = 2,271 s.f. or 15% <br />Existing = 2,539 s.f. or 16.7% <br />Proposed = 2,616 s.f. or *17.2% <br />♦Note that decks with railings that extend more than 6’ above <br />grade are included in lot coverage inventory. <br />B. Section 10.22, Subd. 2 - Hardcover within 75-250 ’ setback area <br />Total area = 9,590 s.f. <br />Existing = 4,976 s.f. or *51.8% <br />Proposed = 5,053 s.f. or 52.6% <br />•Review Exhibit H. staff has added additional driveway area <br />adjacent to garage, sidewalk along south side of garage and area <br />of circle stone walkway. Also note concrete slab at 10 x 15 is <br />located within the 0-75’ setback. Hardcover has been recredited <br />totally within the 0-75’. <br />C. Section 10.24, Subd. 5 (B) - Side yard setback variance <br />Required = 10’ <br />Proposed = 7 ’ <br />Variance = 3’ or 30%
