Sewer Property Sale <br />August 6, 1993 <br />page 2 <br />and would change the character of the property away from <br />a private estate type property to one more closely <br />related to a normal subdivision. <br />Unrestricted access. Those who drive to the park area <br />will tend to park in the open area just south of the MWCC <br />station. This means that they will be using the roadway <br />adjacent to the property to be sold to get to the parking <br />area. This also places a potentially active gathering <br />point relatively close to the property to be sold. <br />Simply allowing this traffic to continue into the open <br />space area would not have a greater impact on the <br />adjacent property than would the parking area. <br />Future Subdivision <br />During the discussion of the future subdivision of the property <br />into two lots the question wis asked regarding the need to upgrade <br />the roadway from driveway standards to public roadway standards <br />with the addition of a second residential unit. I have attached a <br />memo from Jeanne Mabusth indicating it is staff's determination <br />that a future subdivision cf the property to create an additional <br />residential lot would not trigger the need for upgrading the <br />roadway. The factor that could potentially trigger the need for an <br />upgrade would be increased traffic related to the park use.
