The expansion will provide additional room for an expanded family room and a two <br />stall garage. The residence is already located within a substandard street setback. The new <br />addition will encroach approximately 11’ closer to the street lot line (existing is 35.5 ’, proposed <br />is 24.4’). Please review Exhibits H and I, note property is located out of the shoreland area of <br />the protected tributary. The Planning Commission adopted the applicants ’ hardships and <br />approved the variance request as proposed without conditions. The enclosed approval resolution <br />has been drafted per the findings and hardships set forth by both Planning Commission and <br />applicants. <br />Applicants noted the following hardships: <br />1. <br />2. <br />Septic drainfield and tanks are located to the immediate west side of residence. <br />• • <br />The house is located 24.4’ from the east lot line limiting expansion. <br />3. House is already located within a substandard street setback at 35.5 ’. <br />4. At the rear of the property, topography slopes to the wedand. <br />5. <br />6. <br />7. <br />Most improvements do not involve bedroom additions resulting in potential <br />impact on existing septic system. <br />The addition will be placed over an existing driveway bed that would have been <br />useless for future septic expansion. <br />Fox Ridge Plat has an average lot area of 1 + acres and is subject to 2 acres <br />zoning standard. <br />Please review the enclosed staff memo and minutes of the meeting for more backgroimd on <br />the discussion.
