Zoning File #1169 <br />October 12, 1987 <br />Page 2 of 2 <br />Staff Recommendation - <br />To recommend approval of the 6 lot plat application of Wear <br />Enterprises Partnership finding all standards of the RR”1B and on site <br />septic code have been satisfied and granting a variance to the standard <br />that would require that all lots abut a public road finding that the <br />pj^oposed private road has been designed to provide safe access to each <br />newly created lot subject to the following conditions: <br />1. Payment of a park fee at $1»200.00 ($200.00 per each lot). <br />2. Grant underlying road and utility easements to the City over the <br />road outlots - principal road should also be designated as an outlet. <br />3. Execution of covenants prov^.iing for permanent maintenance of <br />private road and defining the sha.e in the ownership of that road. <br />Applicant may also be advised to consider cost for future users of <br />private road with development to the north. <br />4. Access to all lots shall be via the private road. <br />5. Lots 2 and 3, Block 2 and Lot 1, Block 3 are considered through <br />lots; all accessory structures on such lot must be approved via a <br />conditional use permit. The placement of these structures shall be <br />governed by standards set forth in Section 10.75# Subdivision 4 (C). <br />6. Dedication of right-of-way for Watertown Road and Old Crystal Bay <br />Road .
