Not to vacate utility and drainage easements (refer to Exhibit F) <br />along the existing lot line until Lot 1 is subdivided. At that time, <br />depending on the subdivision, the property owner will decide whether <br />to vacate the easements. <br />2. To dedicate 5' drainage and utility easements along each side of <br />the new lot line. <br />3. Resolve the parking lot development with the applicant. The <br />parking lot location is required to be a minimum of 10' away from lot <br />lineu. <br />4. Owner of Lot 1 to legally combine newly created parcel with lot <br />1. Papers to be filed at the City prior to final approval by the City <br />Council.
