Planning Commission should address as part of your <br />recommendation the multi—use proposed and your position on the need to <br />amend the code. <br />A setback variance will have to be granted for the canopy structure <br />whether a car wash is approved or not because of the location of the <br />existing garage in relation to available space. The setback has been <br />greatly improved from the original plans oi 1985. Hardships are obvious: <br />1. Narrow shape of lot at north corner. <br />2. Demands for additional right-of-way by County. <br />3. Location of service station/garages on existing lot.
