1
Zoning File #1150
June lOf 1987
Staff notes also that the existing drainage and utility easement 5*
either side of the existing lot line may cause future problems for
accessory structure construction and utility installation in portions
of yard or driveway area that would be inappropriate.
Finally, the proposed lot line gives Johnson's lot additional road
frontage, making it more conforming with a 100* width than with the
existing 46' defined width.
Staff RecrimTndation -
Staff recommends approval of this lot line rearrangement as a metes
and bounds division because the house sites are developed and there is no
future roadway dedication required. Staff recommends that applicant file a
concurrent drainage and utility easement vacation application and then be
required to dedicate drainage and utility easement 5' either side of th(<
new lot lines, as a condition of approval of this division.
Applicants are advised to discuss this division with their surveyor to
make sure the County will accept the metes and bounds descriptions.
-(5
