The new <br />proposal involves the creation of 4 additional lots with total <br />development at 6 lots. Each lot satisfies the area and width <br />standards. There are no existing structures on the property. <br />In creating the private road, a variance to the required <br />public road frontage for each lot must be rranted. The City will <br />require that all accesses be via the private road with no direct <br />access for Lot 1 on Watertown Road. <br />Gaffron reports that all lots meet the standards of the on­ <br />site septic code finding suitable area for principal and <br />alternate septic sites on each of the proposed lots. The <br />proposed septic designs would appear in preliminary review to <br />also conform to required standards based on findings of <br />percolation tests, depth of mottling and ground elevations. <br />The City Engineer's report will be available at our Planning <br />Commission meeting. Cook has called attention to the elevations <br />along the west lot line of the plat. He recommended that a <br />drainage ditch be installed along the west lot lines of Lots 1 <br />and 2 in order to prevent drainage from east to drain into <br />adjacent property. Cook asks that the drainage ditch be defined <br />along Lots 1 and 2 prior to lot development and that as lots to <br />the north are developed any drainage to west be channeled to <br />drainage ditch along west lot lines. He sees no need to increase <br />the 10 feet wide easement. <br />Ji
