(Section 6.1, A.) <br />Section 6.1, C. in the DNR model further specifies that if, in a <br />group of two or more contiguous lots under the same ovmership, any <br />individual lot does not meet the area and width standards of the <br />ordinance that the lot must not be considered as a <br />of land for purposes of sale or development, but must be combined <br />with the one or more contiguous lots so the meet the area and width <br />requirements as much as possible. <br />In Orono's Section 10.03, Subd. 6, A., 1., it states that a lot of <br />record which is <br />... serviced by public sanitary sewer and which does not <br />meet the requirements of this Zoning Chapter as to <br />or width only, may be utilized for single family detached <br />dwelling purposes without Council approval if the area <br />measurements and width of, that lot area within eighty <br />percent (80%) of the requirements of this Zoning <br />Chapter. However, the lot of record shall not be more <br />intensely developed unless combined with one or more <br />abutting lots or portions theiaof so as to create a lot <br />meeting the requirements of this Zoning Chapter. <br />AN EQUAL OPP"-TUi'JlTY EMPLOYER
