The <br />wetlands in the southwest corner will no longer drain along the informal <br />ditching draining west to the ravine area, but will now be re-directed <br />along the shared lot line of Lots 6 and 7 to the roadway and then carried <br />to the ravine north to the Soskin property. In relation co some of the <br />discussions that we had regarding Lots 1 and 2 of the Soskin subdivision, <br />note that there is no longer a drainageway from the west through those <br />properties. The ravine in this section will no longer receive drainage <br />from the west. The road will carry drainage up to the major drainage ditch <br />within the Soskin property. <br />The drainage from the northeast (south of the north loop of Garden <br />Lane, note division of drainage) will drain to the drainage ditch in the <br />Hennesey property Lot 63.Note the drainage ditch that is to be <br />constructed within Lot 63 of Tonkaview Gardens is currently not under the <br />ownership of the subdividers and will require a separate agreement with the <br />owner. <br />In the sketch plan review, we discussed the need to re-direct drainage <br />to the northeast through a designated wetlands (review Exhibit F). <br />Currently, the ravine run-off in a heavy rain flows over Wildhurst Trail <br />into the drainage ditch that floods the lift station referred to above. <br />The developer will be asked to install a storm sewer along the west side of <br />Wildhurst Trail to the intersection of the Cronstrom's driveway then to <br />drain into the wetlands within the Cronstrom property and to eventually <br />drain into Forest. Lake. Hopefully, the wetlands map when copied will still <br />be able to reflect the arrows that show the proposed drainage path (Exhibit <br />F). This property is not under the ownership of the subdivider and will <br />require a separate agreement with the Cronstroms. <br />The applicant must submit the necessary hydraulic information based on <br />100 year storm data. This becomes very important as we channelize and <br />increase drainage through the ravine. In cases of severe storms it may be <br />necessary to slow up the run-off with earthen dikes. Once again, if <br />earthen dikes are required, the areas of the ravine that would be required <br />to have the earthen dikes would not be under the control of this property <br />owner and would once again require an agreement and understanding with the <br />outside property owners. The applicant has been advised to file an <br />application with the Minnehaha Creek Watershed District to review all <br />grading and storm sewer improvements.
