This is the <br />only change in property ownership from the original sketch plan presented <br />for your review. All proposed lots are to be served by the plat road to be <br />dedicated as a public roadway. Four of the proposed 30 lots will be served <br />by surrounding public roadway. Lot 1, Block 3 (formerly Lot 58) is to be <br />served via Wildhurst Trail. Developed Lot 9 and 11 and undeveloped Lot 10 <br />to be served via Tonkaview Lane. Except for the 5+ acre Hawkinson property <br />to the north, all of the other parcels are located within the Metropolitan <br />Urban Service Area. It should also be noted that the 5+ acre to the north <br />is located in the RR-IB Rural Residential Zoning District requiring 2 acres <br />of minimum dry contiguous area. The newly proposed one acre lots will be <br />served by sewer to be installed and paid for by the developer. Storm <br />sewers will also be installed and paid for by the developer. In the <br />original sketch plan, the City asked for an east/west connection to County <br />Road 19. The applicant has returned with a proposal that shows a <br />north/south connection, connecting to a 50* outlot proposed between the <br />Hawkinson property and the West Branch Acres Plat. At a preliminary review <br />conference with the City Engineer, it was agreed that the original request <br />for the connectijig east/west was no longer necessary and consideration <br />should be made for the total vacation of Highview Lane. Appropriate <br />portions of Highview Lane may be retained for future sewer expansion. The <br />City will ask for an additional 17*i' dedication for road right-of-way along <br />Tonkaview Lane. The surveyor should confirm that areas are exclusive of <br />the additional dedicated road area. The existing house on Lot 9 should be <br />shown on the plat in order to confirm that the setbacks are met from the <br />new division lines. <br />Lot Configurations - <br />Width variances are required for Lots 5 and 6, Block 1 as they are <br />located on the curve of the road. This would be consistent in previous <br />divisions where we have granted variances on curves or cul-de-sacs. Lot <br />10, Block 1 that achieves access via Tonkaview Lane, is platted as a flag <br />let with a 75' wide corridor platted to the roadway. Sighting distance at <br />that point creates no problem for the location of a new curb cut. The <br />question for the Planning Commission - would it be consistent for the City <br />to approve a newly created lot to be served with a new curb cut instead of <br />by the interior plat road?
