The issues <br />surrounding this subdivision are dependant upon Yorktown Development s <br />preliminary plans for drainage, access, storm sewer, sanitary sewer, lot <br />grading, and Interior access plans. Upon completion of the compreheraive <br />review, the applicant will be asked to dedicate additional drainage <br />easements for surface drainage or storm sewer. In the meantime, the <br />Planning Commission should advise the applicant on the following issues <br />raised during this preliminary reviewt <br />A. The need to approve lot width variances for Lots 5, 6, and 7. <br />Note that the lot width is measured to the rear of the front yard <br />setback line - 35* in from the street. Review the neccesary findings <br />Section 11.02, Subdivision 10 A 1-7: <br />X, Is the variance request excessive. The City consistently <br />approves lot width variances for lots adjacent to cul-de-sacs. <br />What are the hardships? <br />2.
