Total <br />hardcover on the 3.27 acre parcel is at 16.6%. Will Planning Commission <br />recommend approval of the hardcover as proposed? W’hat other options of action <br />are available: <br />Lot line to be adjusted to compensate for existing hardcover. An <br />additional 25.770 s.f. of area would have to be added to specific setback <br />area to offset existing hardcover; or <br />Require removal of 11.8% hardcover improvements - partial or total?? <br />2.5.73% hardcover exists within the 0-75’ setback area. Are there unusual physical <br />conditions on site that would allow improvements to remain, i.e. topography, <br />number of years improvements have existed on property . . .? <br />Staff Recommendatioa <br />To approve the two lot subdivision application finding all lot standards ot the LR-IB <br />Zoning District have been satisfied and that there is adequate sewer capacity to serve one <br />additional unit within sewer district. Approval is based upon the following conditions: <br />1.Prior to final plat approval applicant shall file a vacation applicaiien for the 20’ <br />sewer easement in Lot A. <br />Applicant shall obtain a permit from Hennepin County Department of <br />Transportation for new curb cut/access to Lot A. <br />3. <br />4. <br />Shed on lot line to be removed prior to final plat approval. <br />Original conditional use permit approved for antenna structures is no longer in <br />effect as prior setbacks from newly proposed lot lines cannot be maintained. <br />Partial towers aiKl concrete base to be removed prior to final approval. <br />5.Dedication of drainage and utility easements 10’ width adjacent to sucet. 10’ <br />along all perimeter lot lines and 5’ on either side of the shared lot line. <br />6.Upon application for building permit, future owner of Lot A shall make payment <br />for a sewer unit charge in the amount of $7,260.00 (based on 1993 fee schedule). <br />iSm
