As recorded in the factual <br />fmdings above, each lot meets the area and width requirements. <br />The storage shed located at the proposed division line shall be removed. Upon a site <br />inspection, staff noted two partiaUy dissembled towers. The proper / was originally approved <br />for a use permit for independeitt antenna towers. The antetmas no longer meet the <br />required setbacks with the redefining of lot lines. The structures should be completely removed <br />prior to flnal plat approval. <br />Hardcover within the 250-500’ setback area shows an excess of 11.8% hardcover <br />improvements. The majority of the hardcover results from the blacktop drive/parking area ^ <br />tennis court. Within the 0-75’ setback area there is approximately 5.73% hardcover consisting <br />of a srrull deck, 10’ wide concrete ramp and sandbox supported by a retaining wall. <br />Review Exhibit E. The City Engineer ’s report calls attention to a sanitary sewer <br />easemettt at a 20’ width that exists within proposed A. Staff has contacted the surveyor to <br />when the easement was created and he assumed at the time of the original Vasa Park <br />Plat in 1968. The current easement serves no public purpose. Review as-built on Exhibit F. <br />Lot B is served from a service Y at the southwest corner of the property and Lot A shall be <br />served by a service Y within Tonkawa Road.
