A two story family room addition at the lakeside <br />that encroached approximately 2.5’ into the 75’ setback area and 3 wide upper level connecting <br />decks, portions of which are located within the 0-75 setback area. Review Exhibit E, the <br />resolution that granted the ’82 variances and refer to Exhibit G, the site plan submitted with the <br />’82 application. <br />The current application involves the installation of a two story entry addition. At the first <br />floor the addition measures 6 l/2’xl2’ and the upper level 3’9"xl2’. There will be a 3 <br />overhang. The majority of entry addition will be placed over existing hardcover. The next <br />phase of improvement involves a second story den to be constructed over the attached garage <br />that measures approximately 24’x24’. Portions of both structural improvements are located in <br />front of the average lakeshore setback and as the intensification of structures take place within <br />an area where excessive hardcover exists, hardcover approvals are required. The final phase <br />involves the removal of an upper level deck and replacement with a small landing and spiral <br />staircase. The improvement results in a reduction of approximately 56 s.f. of strucniral <br />hardcover. The improvement also involves master bedroom alterations, major window <br />replacement and other interior improvements having no impact on building envelope. The <br />e.xpansions to the existing building envelope are the 12’x6’ entry addition, upper level den <br />addition and staircase on lakeshore side located within the 0-75’ setback area. <br />Upon a site inspection of the property, staff noted that a play tow-er had been installed <br />in the lakeshore yard since the ’82 review. The structure is 8’x8’ adding 64 s.f. of hardcover <br />within protected area.
