(blJg s.f.)/15 s.f. » 47 parking spaces <br />Required *» 47 <br />Proposed >■ 20 <br />Variance ■ 27 or 57% <br />After staff review and Planning Commission comments at the January 27, <br />1988 meeting, all concurred that the formula for this use is excessive. <br />Therefore, staff polled other cities in the area to find out their <br />standards. The results of this poll are as follows: <br />Minnetonka - 1 stall per 60 s.f. <br />Maple Grove - 1 stall per 150 s.f., 15 stalls minimum <br />Plymouth - 1 stall per 15 s.f. service area <br />Eden Prairie - to be determined by City Manager <br />After reviewing these requirements from other cities, staff feels tha <br />20 stalls will be appropriate for this use. <br />The City Engineer has reviewed the 1st plan submitted (Exhibit K) and <br />corrections have been made to the revised plan, with exception of the 5* <br />setback to the east lot line. Applicant has stated that if parking is held <br />back 5' from lot line, his will affect his traffic flow around the <br />building and for the drive-thru. After looking at the traffic flow, the 5' <br />setback will provide only a 13' to 14* lane (see Exhibit M). Stacking at <br />the menu board will allow only two autos before the lane is blocked. <br />Applicant must maintain minimum of 20'+ lane width to provide double lane <br />around menu board and stacking autos (also see Fire Code review). Curbing <br />shown on the plans should be parallel with the front of the auto as shown <br />on Exhibit M - Parking Stalls 16 through 20.
