Hardcover in the 75-250* sons is currently at 361. This is not a <br />change from what was pre-existing. In the 0-75* sone, which Includes a <br />patio and a stairway, hardcover is at about 3.21. The applicant sustained <br />severe damage to his property during the 1987 "super storm", and is in the <br />final stages of completing restoration. <br />2. As part of the restoration, applicant had to reatove the stairway from <br />the existing deck in order for equipment to move past the south side of the <br />house. As his letter indicates, removal of the stairway revealed that the <br />deck had been infested by carpenter ants and was structurally becoming <br />unsafe. To that end, the existing deck was removed and it was replaced <br />with a similar deck in essentially the same location and of the sasie square <br />footage, but skewed slightly to give it some character and to blend in with <br />the contours. It was at this stage, where the deck is complete but the <br />stairways and railings have not been constructed, that staff became aware <br />of this deck replacement and advised the applicant that such replacement <br />technically requires a variance because the property exceeds the 25% <br />hardcover limit in the 75-250' rone. <br />3. Exhibit I submitted by the applicant indicates the location of the <br />previously existing deck and the new deck, and shows the location of the <br />stairways associated with those decks. Note that the new deck extends 4’ <br />closer to the lake, but is still more than 90' from the shoreline.
