The current owner of the marine did not wish the marina property to <br />be cluttered at the southeast corner of the property and asked that it be <br />placed in the southwest corner of the residential property adjacent to the <br />marine property. Mr. Toberman has a contract for deed for the property <br />with the current owner Mrs. Straley. The structure will be approximately <br />11 feet high, located 20 feet from the residence that is now located on the <br />sane property. <br />The MWCC plans to remove the current gray structure in a serious state of <br />disrepair, addressed at 3260 North Shore Drive, and will relocate the <br />present resident’s in another facility. For the review of the current <br />application, Planning Coaaisslon has but two standards to review: <br />1. That the subject public service structure must be located 50 <br />from residential zoned property. <br />feet <br />2. That the architectural design of the service structure be <br />compatible with the neighborhood in which it Is to be located. <br />The difficulty for this review is that the subject area is scheduled for <br />change in use and change in zoning so that the current residential will be <br />phased out. Is the 32* x 20* brick structure with an 11 foot height <br />compatible with either the B2 or residential neighborhood? The staff would <br />note that the current site plan does not show landscaping as the other site <br />plans provided in Application #1256. The staff would suggest that the MWCC <br />provide landscaping adjacent to the Structure. Care should be given so <br />that any landscaping proposed around the structure not create a view <br />problem with access to the County Road. <br />In the process of reviewing the application with the City Engineer, the <br />staff questioned the need for fee ownership. Indeed, if fee ownership was <br />needed for parcel that the building is to rest upon, then we are dealing <br />very definitely with a subdivision of the property. The entire parcel <br />consists of 30,300 sq. ft. and the parcel to be divided off is 2,880 sq. <br />.
