They find no problea with the alghting diatance at <br />the corner because of the height of the aign and the fact that it is placed <br />at least 1C* to 12* out of the travelled right-of-way of the roadway* <br />because of the width of the walking path and boulevard area. <br />Once again both County and City staffs see no problen with the locatiwi of <br />the parking area couencing at the aero setback line. The County haa <br />agreed to install a )* bltuwlnoua curb between the parking area and the <br />ceMnt walk. The buaper will aerve to provide the additional area for the <br />overhang of the car buwpera along eaat and north lot lines. <br />The applicant awat explain the hardship that would requi»'e the reduction in <br />area of the required stall site at V x 20*. Review the required parking <br />atandards below: <br />Total area of structure ■ 14,144 sq. ft. Staff has discussed the spplicsnts request to reduce the required <br />stall size to 6'5* x 20* with the engineer. Cook has stated that it doss <br />work when it is necessary to tighten up on parking areas and it ^ uiually <br />carried out by double striping the sides of the lisited stall. The double <br />stripes force the driver to tighten up within the parking ares. <br />needed? Staff has never received s report of any problew with the parking <br />not setiafying the existing use level. If at aose tl«a in tha <br />tht applicant has definite expansion plans, then staff would advise that we <br />reconsider the request to reduce the stall sits. Staff would also auggast <br />that there is additional area within the far aoutheast corner of the <br />property that could be developed into additional parking. <br />Also be aware that the City is looking at the posaible redevelopment and <br />rezoning within the area of Navarre and thia may result in a more <br />comprehensive plan to provide additional parking within the downtoi^n area <br />of Navarre. <br />Staff Recommendation - Staff would recommend approval of the setback <br />variance of 7' for the relocation of the pylon sign, to approve the zero <br />foot setback for the parking area adjacent to the north and east lot lines. <br />J <br />N *• \
