The structure is located 39' from the lakeshore and the improvement would encroach <br />the average lakeshore setback line by 10' Hardcover excesses exist within the 0*75 ’ and 75- <br />250 ’ setback area. There will be no increases in hardcover as all improvements will be placed <br />over existing hardcover The Planning Commission fell that if this application is to be approved <br />that the existing excesses in hardcover must be addressed and asked that the shed at a 103 s.f. <br />located within the 75-250 ’ setback area be removed. Hardcover within the 75-250 ’ setback area <br />would be amended as follows: <br />75-250 ’ setback area = 8.940 s.f. <br />Allowed = 2.235 s.f. or 25Sc <br />Existing = 2.979 s.f. or 33*;^ <br />Originally proposed = 2.979 s.l. or 33^ <br />Proposed as amended by the Planning Commission recommendation = 2,876 s.f. or <br />n.i7c <br />Planning Commission members had reviewed the footprint of existing hardcover improvements. <br />Exhibits FI and F2. and found that all other improvements appear to be essential tor the <br />property. <br />Mr. Palm advised that at the time of purchasing his residence, he received conlinnation that the <br />existing foundation would support a second story expansion.
