The .subdivision 'ipplication involves a division of the 13.3 acre outlet that <br />remains of the former Ski Tonka property. The lot area standard has been met. A lot width <br />variance must be granted to both lots as the front/street yards per code are designated at Bayside <br />Road. The code requires 300 ’ of lot width to the rear of the front yard (100 ’). The existing <br />corridor serving Lot 1 is 179 ’ and the corridor to Lot 2 is 237 ’. <br />Septic testing confirms there is adequate treatment area for both the primary and alternate <br />site on both lots. The fonner wells that served the Ski Tonka operation have not been <br />designated on the survey. It is not clear whether the wells are to serve the new residential <br />development. Any well to be used in the future must be located so that adequate separation is <br />provided from proposed septic sites. The City will also ask for confirmation that the wells to <br />be abandoned have been abandoned per State and County standards. <br />The City Engineer has approved access off McCulley Road for Block 1 . Review Exhibit <br />I. The County would approve accesses off of Bayside Road for both lots. In addition, the <br />County asks for an additional 7 ’ of right-of-way for County Road 84 commencing at the <br />Intersection of McCulley Road in an easterly direction for 40’. The additional right-of-way <br />would be required to provide a turn lane at the intersection. John Gerhardson has approved the <br />request for the additional 7 ’ of right-of-way for the 40 ’ distance. <br />The Planning Commission noted concern with the existing 39 ’ platted corridor within Lot <br />1 that provides access to the Luce Line. Planning Commission noted that since the developer <br />has not provided plans for the creation of a defined trail that the current approval be based on <br />the trail being installed on existing grade covered with wood chips. Any future modification of <br />this plan must be approved by the City.
