Zoning File H965 <br />October 13, 1994 <br />Page 2 <br />Applicant has also provided hardcover calculations indicating that the boulder walls will <br />increase hardcover in the 0-75 ’ zone from 2.5% to 5.5%. Other than the walls, the only other <br />0-75 ’ hardcover items are a 40 s.f. set of steps leading to the dock, and a 43 s.f. storage shed <br />for storage of lake-related equipment. <br />Note that the DNR has recommended conditional approval of this project (see Exhibit G). <br />Staff Recommendation <br />Staff recommends approval of the conditional use permit and variances for grading in the <br />0-75 ’ zone to protect this lakeshore bank, and the associated hardcover variance subject to <br />adherence to appropriate erosion control methods during and after construction and subject to <br />completion of plantings as soon as weather permits after constniction. A further appropriate <br />condition would be that a representotive of American Engineering Testing, Inc. be on site during <br />construction to observe conditions, as was recommended in the design report. <br />Options for Action <br />1.
