Both curb cuts for the private <br />roads have been approved by the City Engineer finding there is adequate siting <br />disunce for egress and ingress at a 40 mph road. No additional curb cuts will <br />be allowed from these properties. <br />The Cit\- has approved a back lot configuration for Lots 16 and 17 of the Coffin <br />property allowing the continued use of a private driveway to serve two properties. <br />The City has approved the platting of the back lots within the 10 lot division of <br />the Coffin property second phase based on the following findings: <br />Lots will meet 150fc of the area and setback standards required for back <br />lots. <br />B Alternative of prov iding access via an extended road corridor or loop road <br />would have the follow ’ing impacts: <br />The loss of mature trees providing screening for existing <br />development to north.
