Would Planning Commission encourage improvements closer to <br />street so that structure could be moved further away from top of bluff and positive <br />drainage to street maintained without disrupting bluff area? <br />Is the project overly ambitious for this property? Note there is no need for a lot <br />coverage variance. The severe sloping topography has forced all strucmral improvements <br />to the more gentle sloped areas further east and closer to the street. <br />Staff has had an opportunity to view this property at the top of the bluff and from the <br />lake. Mature vegetation would screen any improvement placed close to the top of the <br />bluff meeting the intent of the ordinance.
