Second Phase - 21 Lots - Resolution <br />Request by Applicant to be Presented before the Council at their June 27th Meeting <br />Brief Review' of Application <br />The first phase of the comprehensive Tandem Propenies subdivision application is in the process^ <br />of bein» filed bv the City. Although the City review of the subdivision application was reviewed <br />in two phases, 'the other reviewing agencies have completed a comprehensive review ot the 46 <br />lot total division MCWD. DNR and Army Corps of Engineers have approved the final pding <br />and drainaoe plan and mitigation plan as originally presented to the Council during the first <br />phase review. Review Exhibit E. the City Engineer has no further comments except to ask tor <br />more detail of certain drainage facility improvements. Comprehensive grading and drainage <br />plans have been completed by the developer's surveyor/engineer and are m the process ot being <br />reviewed by the engineer's office. <br />Plcise review Exhibit T, applicant has asked to be scheduled at the very next meeting of the <br />Council as applicant intends to complete all site development improvements for the <br />comprehensive 46 lot subdivision. The subdivider must first achieve preliminary plat approval <br />before Phase 2 site improvements can commence. For more detail on the review ot this <br />application, please review the staff memo uated June 16. 1994 enclosed with this memo. <br />Summary Review Comments for Phase 2 Subdivision <br />Lot Configuration <br />Lots 15 and 18 (Coffin property) do not meet the required width ot 200 at the tront street <br />setback line adjacent to the cul-de-sac. Members approved the contiguraiion as it is consist <br />with past policy when dealing with new subdivisions when lots abut a cul-de-sac. <br />The Planning Commission approved the back lot configuration for Lots ‘ind(Coffin <br />property) findinu a loop road connecting the northern cul-de-sac road wit ate own iv <br />would have a inajor impact on the designated wetland within Lot 16.
