Improvements consist of a 24’ x 24’ attached garage, a second story, a main <br />floor addition involving the enclosure of the existing 18’ x 18’ deck, a 6 x 18 addition at the <br />southeast comer and an approximate 18’ x 10’ deck at the lakeside. The improvements result <br />in an increase of 1,008 s.f. of structural coverage requiring a lot coverage variance of 267.25 <br />s.f. or 1.6%. The existing house does not meet the required setbacks from the street which <br />requires setback approvals for the second story. The existing detached garage shall be replaced <br />by an attached garage that would be located 9 ’. The original detached garage was IW from the <br />street lot line. The original garage was 3’ from the sid»* lot line and is now proposed at 7Vi <br />still requiring a side setback variance. Review Exhibit E, note all improvements will be located <br />well behind the average lakeshore setback line. <br />Review Exhibit I. Staff has sketched the top of the bluff at the lakeside of the property. <br />All improvements will encroach the required 30’ setback from the top of blulf none will <br />impact the bluff as all alterations will be set back from the top. In die original proposal, a <br />portion of a walkout was shown but was denied by the Planning Commission as they would not <br />consider any disturbance of the bluff. The applicant was advised of the special standards <br />required per code for all construction within a bluff area, noting special erosion control and
