Mr. ^ <br />architect who designed the original home and will design the new residence lor Mrs. Cost. No <br />elevations or lloor plans are proposed but photos of her existing residence <br />Natural materials and colors that blend in with the environment ^ <br />earthtone colors used in the contemporary design of the extsting residence (Exhibit K coIot <br />photos will be viewed at meeting). The north side of the house facing the l^ce Line will be <br />one story, long and low to ground. The lower level will have a walkout to the south. <br />Althoueh the property consists of 5 acres, 3 acres are wet and the remaining 2 acres are <br />limited bv bluff and steep slopes and a protected tributary that requires more restrictive seibsack <br />standards' than were in effect in 1980. When the Byfield plat was proved the «tback for <br />strucmres was only 26'. Note non-slrucmral hardcover can be located within the 75-100 <br />setback area from the tributary. <br />The applicant met with the Orono and DNR staffs at the site to discuss possible need for <br />fencine to eliminate trespassing on property at the northern boundaries adjacent to ite trtbuuiT <br />and Luce Line. Staff discouraged applicant from installing a fence as lencing soon becomes , <br />attractive nuisance. The applicant was encouraged tocontact fwlice when the trespassing bwame <br />objectionable. She was advised to put up no trespassing signage advising people of private <br />property and the DNR would put up their standard signage advising ol the lunits ol the tra . <br />Staff has discLSsed the encroachment of the driveway within the bluff impact zone noting <br />that there is adequate area to meet a 5’ setback from the side south lot line and meet the .0 <br />setback from the defined top of the bluff. <br />When the Bvfield plat was approved by the City, a shared access was encouraged by both <br />the County and Ih^ City. Upon the sale of the property to the “7“ 7"''’ <br />developer asked the City and the County to allow s separate access for Lot 1 to “»<>» L" 2 to <br />retain the existing access. This request was approved by both the County and the City. It <br />the applicant’s desire to also maintain her own drive because of the <br />dealing w h a shared drive.
