S ^ ^ <br />Option I <br />A RESOLUTION GRANTING PRELIMINARY <br />approval of a CXASS in subdivision for <br />PROPERTIES LOCATED AT <br />2645 AND 3025 WATERTOWN ROAD <br />- file no. 1901 <br />W'HEREAS, Tandem Properties and Peter Andrea Company (hcrciMflcr the <br />!subdividcrs“),on December 23, 1993 filed a formal subdivision appliwtion with the City for <br />approval of a twenty-five lot residential plat of property legally desenbed as: <br />Oullot A, Countryside Manor 2nd Addition, and Tract A, R.L.S. <br />No. 1089, Hennepin County, Minnesota (hereinafter the <br />property"); and <br />WHEREAS, after due published and mailed notice in accordance with Min^sota <br />Statutes 462 358 et seq. and the City of Orono’s Zoning and Subdivision Cod'^ ihe Orono <br />»g Cotnmisston held public heanngs on January 18. 1994 and Febntary ^ <br />time alfpersons desiring to be heard concerning this application were given the oppormmty to <br />speak thereon; and <br />WHEREAS, at their regular meeting held on .March 14, 1994, the Orono City <br />Council considered -he subdivision application of the subdividers noting the following findings <br />of fact: <br />1. The properties are located within the RR-IB Single Family Rural <br />Zoning District requiring a minimum of two acres of contiguous ry ui <br />land within each newly created lot. <br />2. The property contains a total of approximately 68.23 acres, with approximately <br />10 acres of designated wetland and retention/treatment areas. <br />3.
