The above described property shall be developed as the Dublic works site for the City of Wayzata incluaing buildinas, exterior storage areas, parking lots, or any other use accessor^/ to and incidental to the normal operations of such use. The adjacent property to the east, currently within the City of Wayzata, will remain as open space and other than for access and screening purposes will not be used for public works operations. Buffering and Screening. The City of Wayzata _ shall develop the orooertv to take full advantage of the existing^ natural vegetation "and topography of the site. The public works building and accessory facilities shall be situated on the site to be screened a minimum of fifty (50) percent opaqueness from Highway 12 looking westerly or from Woodhill Country Club looking"" northerly. Existing topography and -.he natural tree buffer will be retained within the Burlington Northern right- of-way line to the south. The City shall retain the existing tocography and natural tree buffer in an area one hundred fifty (150) feet west of the easterly line of the property to be annexed from the City of Orcno. Exhibit A, as attached, indicates the site and the areas of natural vegetation and topography to be retained by the City of Wayzata. .q^^tbacks.
