The above described property shall be developed as <br />the Dublic works site for the City of Wayzata incluaing <br />buildinas, exterior storage areas, parking lots, or any other <br />use accessor^/ to and incidental to the normal operations of <br />such use. The adjacent property to the east, currently within <br />the City of Wayzata, will remain as open space and other than <br />for access and screening purposes will not be used for public <br />works operations. <br />Buffering and Screening. The City of Wayzata _ shall develop <br />the orooertv to take full advantage of the existing^ natural <br />vegetation "and topography of the site. The public works <br />building and accessory facilities shall be situated on the <br />site to be screened a minimum of fifty (50) percent opaqueness <br />from Highway 12 looking westerly or from Woodhill Country Club <br />looking"" northerly. Existing topography and -.he natural tree <br />buffer will be retained within the Burlington Northern right- <br />of-way line to the south. The City shall retain the existing <br />tocography and natural tree buffer in an area one hundred <br />fifty (150) feet west of the easterly line of the property to <br />be annexed from the City of Orcno. Exhibit A, as attached, <br />indicates the site and the areas of natural vegetation and <br />topography to be retained by the City of Wayzata. <br />.q^^tbacks.
