This increase of the <br />building envelope within the substandard front and side setbacks technically requires setback <br />variances. Additionally it has been determined that a removed deck proposed to be replaced as <br />a bedroom enlargement encroaches 1’ into the side setback also requiring a variance. <br />Planning Commission Review <br />Planning Commission recommended 6-0 to approve raising the pitch of the roof over the existing <br />structure. However, a question was raised since the 1976 survey showing "proposed addition <br />did not exactly match the existing footprint of the residence, i.e. a comer of the house shown <br />on the survey was not in existence currently.
