Request for Council Action continued <br />page 2 of 2 <br />April 6, 1W4 <br />#1885 Lundgrcn Brodters Construction, Inc. <br />• 44 single family lots on 58 acres (overall density of 1.33 acres per lot) <br />• Excluding road and open space outlets, individual lots average 0.85 acre <br />• Open space outlot averaging 400’ depth along County Road 6: <br />- provides area for weiiand mitigation <br />• provides buffer to existing developmem to north <br />• is a potential trail location <br />Mr. Uban also discusses a number of factors which limit the feasibility of developing this parcel <br />under the 2 acre standards. <br />Jeanne Mabusth’s memo of November 12th raises a number of issues that Council may wish to <br />address. Briefly these include: <br />• PUD rezoning: <br />- compatibility with surrounding development <br />- impact of Highway 12 routing <br />- City/School/Mn/DOT uses preempting anticipated degree of development <br />• Concept p: n: <br />• Lot configuration <br />- Grading, drainage, wetland areas and floodplain <br />- Sewer and water <br />- Access/streets/trails <br />COUNCIL ACTION REQUESTED: <br />Council is requested to give applicants conceptual direction specifically regarding whether the <br />Council would be willing to consider the proposed density of the revised concept plan, or <br />whether the density is unacceptable.
