Planning & Zoning Administrator <br />Administrator Reviewed:Agenda Section: <br />Zoning <br />Item Description: #1885 Lundgren Brothers Constniction, Inc.. 2765 Sixth Avenue North <br />Sketch Plan Review for PUD Rezoning and Subdivision <br />Note: Applicants have paid the incremental fee for sketch plan review at the Council level. <br />List of Exhibits <br />A - Letter of Request 3/30/94 <br />B - Revised Concept Plan <br />C - Planning Commission Minutes 11/15/93 <br />D - Planning Commission Action Notice 11/29/93 <br />E - Memo and Exhibits of 11/12/93 <br />Applicants originally submitted to the Planning Commi^ion a conceptual plan for 58 units on <br />this 58 acre parcel. Please review the staff memo and exhibits of November 12th and the <br />November 15th Planning Commission Minutes. <br />The Planning Commission provided the following cone '»al drection: <br />1. The proposed 58 unit density (1 unit per acre) was not acceptable but that they <br />would consider a plan with reduced density. <br />2. All members concurred that the property because of its unique physical character <br />(i.e. water table, random location of wetlands, etc.) could appropriately be <br />developed as a PUD. <br />John Uban, the applicants ’ planner, has submitted a revised concept plan and a letter addressing <br />issues and concerns raise i by the Plan ling Commission. This plan is presented to Council at <br />the request of the applicants to specific.ally address tne density issue, realizing that if Council <br />will not allow this density, there is no berefit in its further review by the Planning Commission. <br />The revised plan contains the following e -ments;
