A RESOLUTION GRANTING PRELIMINARY <br />APPROVAL OF A CLASS IH SUBDIVISION FOR <br />PROPERTIES LOCATED AT <br />2645 AND 3025 WATERTOWN ROAD <br />- FILE NO. 1901 <br />WHEREAS, Tandem Properties and Peter Andrea Company (hereinafter "the <br />subdividers"),on December 23, 1993 filed a formal subdivision application with the City for <br />approval of a twenty-five lot residential plat of property legally desci^bed <br />Outlot A, Countryside Manor 2nd Addition, and Tract A, R.L.S. <br />No. 1089, Hennepin County, Minnesota (hereinafter "the <br />property"); and <br />WHEREAS, after due published and mailed notice in accordance with Minnesota <br />Statutes 462.358 et. scq. and the City of Orono ’s Zoning and Subdivision Codes, the Orono <br />Planning Commission held public hearings on January 18, 1994 and February 22, 1994, at which <br />time all persons desiring to be heard concerning this application were given the oppominity to <br />speak thereon; and <br />WHEREAS, at their regular meeting held on March 14, 1994, the Orono City <br />Council considered the subdivision application of the subdividers noting the following findings <br />of fact: <br />1. <br />2. <br />3. <br />The properties are located within the RR-IB Single Family Rural Residential <br />Zoning District requiring a minimum of two acres of contiguous dry buildable <br />land within each newly created lot. <br />The property contains a total of approximately 65.04 acres, with approximately <br />10 acres of designated wetland and retention/trea^ment areas. <br />The proposed plat consists of twenty-five residential lots, each meeting the <br />minimum requirement of two acres of dry buildable area. <br />All lots meet the standards of the RR-IB Zoning District. <br />Page 1 of 9
